The key to a smooth closing “trip” is a fast start.  Here are some tips to help you get out of the gates fast and cruise to victory.

Provide the Closing Attorney and the Lender a complete and legible sales contract. Be sure that your contract includes a complete legal description (i.e., more than an address and tax parcel i.d. number) and a clear copy of all special stipulations. *Remember to timely provide any contract amendments as they are added.

Pre-closing Information Forms for the Buyers and Sellers – Be sure that your client fully completes and returns these forms to the closing attorney as quickly as possible.  These forms request the following information:

  • Contact information for the buyer/seller – Cell phones and Email addresses are great!
  • Forwarding address for the seller
  • The loan numbers and contact information for the seller’s lenders
  • Seller SS# (the law firm cannot order payoffs on the loans or liens without this information)
  • Status of parties information (i.e., is an estate involved?; are the parties going through a divorce proceeding?).
  • HOA/Condominium Association Information

Lender Title Order – If you represent the buyer, follow up and make sure that the lender has sent a title order to the closing attorney.

Special Requests – Please inquire with your client and immediately alert the closing attorney if your client needs help with any of the following:

  • Power of Attorney
  • Early signing
  • Scheduling issues
  • Wiring instructions
  • Ordering a Survey

Termite Letter – If a termite letter is required by the contract or lender, please remember to order early and send to the closing attorney prior to closing.
