June residential sales were at 5,277, an increase of 8.0% from the previous year. |

Average and median sales prices declined compared to 2024’s figures. The median sales price in June was $440,000, down 2.2% from last June. The average sales price dropped 1.2% year-over-year to $556,500. |

Supply:
Atlanta area housing inventory totaled 20,582 units in June, an increase of 36.8% from June 2024. New listings totaled 8,871, up 7.4% year-over-year but down 8.4% from the previous month. The month’s supply over a 12-month period rose to 4.6 months, indicating a continued improvement in overall housing availability. |
