Demand:

Home sales slowed in July with 4,896 closings, down 4.5% from last year and nearly 8% from June, pointing to softer buyer demand.

Price:

Prices held steady overall — the median sale price rose 1.2% year-over-year to $438,000 but slipped slightly month-to-month, while the average sale price followed a similar pattern.

Supply:

Inventory continued to expand, with active listings up 33.5% year-over-year and months’ supply climbing to 4.7, marking the highest levels in recent years and giving buyers more options.
