Demand:
Homebuyer activity remained fairly steady in October, with units sold showing only a slight decline, 0.3% compared to last year and 2.1% from the previous month, indicating a modest softening but no major shift in overall demand. |

Prices held stable this month. The median sale price declined by 1.4% from a year ago and edged down by just 0.1% compared to September. Meanwhile, the average sale price rose by 2.0% year-over-year and ticked up by 0.1% month-over-month, signaling steady market value and continued strength in higher-priced homes. |

Supply:
Housing supply continued to grow in October. Active listings increased by 17.3% compared to last year, while the number of new listings rose 3.0% year-over-year and 3.8% from September. The months of supply also climbed 18.0% year-over-year, signaling more options for buyers and a slow but steady shift toward a more balanced market. |
