Demand:

Buyer activity showed modest annual growth in February 2026, with 3,582 homes sold (+0.2% Y/Y), while surging +30.6% month-over-month—signaling a strong rebound in activity following typical seasonal slowing.

Price:

Home prices continued to rise at a steady but moderate pace, with the median price reaching $416,000 (+0.7% Y/Y, +3.0% M/M) and the average price climbing to $526,000 (+1.8% Y/Y, +2.5% M/M), reflecting ongoing stability and gradual appreciation.

Supply:

Inventory expanded notably, with active listings up to 16,879 (+7.3% Y/Y, +5.1% M/M) and months’ supply increasing to 3.8 (+9.5% Y/Y), indicating improving availability despite a slight dip in new listings (-0.8% Y/Y, -2.6% M/M).
